Champagne Vineyard Prices by Sub-Region

Champagne vineyard prices by region vary sharply: the appellation is a set of sub-regions, each with its own grape, reputation and price level. Mapping them is the fastest way to understand why a hectare can cost twice as much a few kilometres away.

Côte des Blancs — the chardonnay summit

South of Épernay, the Côte des Blancs is chardonnay country and the most expensive land in Champagne. Its Grand Cru villages — Le Mesnil-sur-Oger, Avize, Cramant, Oger, Chouilly — supply the blanc de blancs and prestige cuvées, with Grand Cru land around €1.8–2.0 million per hectare. Scarcity and demand for the fruit keep it at the top.

Montagne de Reims — the Grands Noirs

North and east of Épernay, the Montagne de Reims is pinot noir country. Its Grand Cru “Grands Noirs” villages — Aÿ, Bouzy, Ambonnay, Verzenay and others — anchor the structure of great blends, with Grand Cru land around €1.3–1.4 million per hectare.

Vallée de la Marne — pinot meunier heartland

Following the Marne westward, this sub-region is the home of pinot meunier, the variety that brings fruit and approachability to blends. Prices sit below the Grand Cru peaks and vary with village standing, offering a different entry point into classified Champagne.

Côte des Bar — the accessible south

Far to the south in the Aube, closer to Chablis than to Reims, the Côte des Bar is pinot noir country and the most accessible classified land in Champagne, around €850,000–950,000 per hectare. It has shown the clearest value catch-up of recent years.

Reading the map as a buyer

Sub-region sets the broad price band; cru and parcel refine it. A buyer's budget and objective often point naturally to a sub-region — the Côte des Blancs for prestige chardonnay, the Côte des Bar for accessible pinot noir with room to appreciate.
