In Champagne the quantity that may be sold from a hectare is not decided by the grower. It is set once a year for the whole appellation, and it has fallen by more than a quarter in four years.
One decision, every July
Each summer the trade body fixes the marketable yield in kilograms of grapes per hectare, applicable to that harvest. Recent years, per hectare:
- 2022 — 12,000 kg
- 2023 — 11,400 kg
- 2024 — 10,000 kg
- 2025 — 9,000 kg
- 2026 — 8,800 kg
From 2022 to 2026 the marketable yield is down about 27 %. For anyone modelling the revenue of a Champagne hectare, this is the first variable — ahead of the grape price, and entirely outside the owner's control.
The reserve, or the stock that absorbs the shock
What is harvested above the marketable yield, up to a ceiling, goes into the réserve individuelle: wine held back, blocked, and released in later years when the harvest falls short. It is the mechanism that lets the appellation supply a stable market from an unstable crop. It also means a Champagne estate carries an off-balance-sheet quantity that has to be identified, quantified and valued in any transaction — and that does not appear on a land price schedule.
Why a buyer should read the yield before the price
Two hectares in the same commune, at the same price, do not produce the same revenue if one carries a reserve and the other does not, or if one is planted with young vines not yet at full yield. The published price per hectare answers a question about land. It says nothing about what that land is allowed to sell this year.
